Position Summary

Work directly with property management, leasing, engineering leadership, vendors, and construction in various facets to deliver top tier asset management with a budget conscious focus and a customer centric experience. The Engineering manager is responsible for all properties in the Nor Cal region and must be involved in every aspect of maintaining these assets. This must be done in a manner that not only protects but maximizes the value of the properties.

* Daily Checks with Chief Engineers
* Weekly Angus Reports
* Response time
* Completion time
* Labor utilization
* Open work orders
* Equipment updates (Regularly reviewed to confirm condition assessments are current and correct)
* EPay Time Sheet Review
* Time Exception Review
* Overtime
* PTO
* WFM Corrections
* Screen, hire, supervise, and coordinate training activities for engineering staff.
* Provide technical support, job delegation, and project management to engineering team.
* Assist with reducing operating expenses while maintaining and enhancing the quality of the services provided.
* Assist in generating and executing CapX and MOE budgets
* Generate scope/RFA/RFP.
* Assist in project management.
* Outline a seamless customer impact.
* Ensure safety guidelines are followed.
* Provide on time updates to Property Management Team
* Oversee Construction projects (Ground up and TI)
* Review construction drawings to ensure IC standards are followed.
* Collaborate with GCs on impacts to existing customers, FLS impairments, warranty work, etc.
* Oversee commissioning of new equipment.
* Vendor contract review and management.
* Monthly Engineering meetings to outline new initiatives, safety, training, etc.
* Monthly meetings with Property Management Team.
* Work with leasing on space specifications (ie;power availability, cooling capacity, supplemental systems)
* Monitor and control energy efficiency.
* Satec submetering network
* Hatch data review
* Automation SOO and enhancements
* Back of house quality inspections.
* Ensure all records are current according to State or local jurisdiction (AQMD, FLS, MSDS, etc)
* Assist with generating SOPs
* Ensure OSHA compliance.
* Respond to afterhours emergencies when needed.
* Performance evaluations, disciplinary action, and pay increase recommendations.
* Ensure engineering development goals are outlined and met.

Minimum Requirements

* A minimum of five (5) years' experience in the field and prior management experience is required.
* Must have knowledge of MS Office Applications including Word, Excel, Outlook and PowerPoint.
* Must have excellent verbal and written communication skills.
* Able to work well in a customer focused team environment.
* Excellent customer service, employee relations and good tenant/customer interaction skills.
* Proven ability to work with a variety of staff and management.
