Summary of Position Requirements

Responsible for sales activity, ensuring volume and goals are achieved in assigned specific communities.  Responsible for supervising and overseeing work of New Home Consultants.


Responsibilities
 

Primary Duties and Responsibilities

Assists the Director of Sales and Marketing in all sales related items
Assisting in implementing sales goals and training programs as needed to meet division’s goals for the assigned communities.
Assists and guides New Home Consultants with sales techniques to achieve maximum sales and customer satisfaction results.
Responsible for ensuring that all New Home Consultant’s coordinate regularly with other field and office associates to warrant timely closings and satisfied homeowners.
Responsible for assisting the escrow coordinator with escrow tracking and issuance of regular sales reports.
Reviews and monitors New Home Consultants paperwork to ensure accuracy and compliance with all DRE guidelines regulations. This includes prompt paperwork for all sales during each week to ensure that Controller has latest paperwork by Monday 8:00 am.
Responsible for and/or assists in all point of sale disclosures, legal documentation and contractual paperwork.
Attend all backlog meetings to ensure NHC’s are following up timely on all issues and communicates any issues immediately to Closing Coordinator. Assists in problem solving escrow and closing issues between all parties, i.e escrow coordinator, new home consultants, field associates, escrow companies, lenders, title companies, customers and homeowners and Division associates.
Attends any and all special promotional events for Communities as directed by the Director of Sales and Marketing.
Assists and/or conducts sales meetings involving New Home Consultants per DOS direction.
Must keep management informed on a continual basis of changes, potential problems and outstanding issues and concerns.
Performs any other duties as assigned by Director of Sales and Marketing and/or Division President.
Conduct weekly field review with each NHC to go over weekly and monthly goals and discuss variances. Review of top prospects and action plan is required. Also to be discussed at meeting will be review of backlog, product needs or concerns, competition review, traffic review and ensure it is entered correctly.

Qualifications
 

Education and Experience Requirements

Minimum 5 years in residential sales, management and/or real estate management
Valid Driver’s license
Valid Real Estate license
Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills
Must be able to deal effectively with confrontational situations and maintain objectivity in associate, public relations and homeowners interactions
Strong management and motivational skills
Diplomacy and good public presence
