Job Description

Purpose of the Position:

Providing the technical expertise and software systems knowledge required to program, upgrade, operate and maintain all building operating systems such as BMS, FAS, EPMS, Emergency Power Monitoring, Elevator Management System and various lighting systems. These responsibilities will include operational sequence programming of contractor installed field hardware to include system integration of controlled points & software systems. The position will also assist with engineering, building control projects and field supervision of building mechanical system upgrade, energy efficiency projects & special projects as required.

Duties & Responsibilities:

* Manage all Vendor Building Systems Technicians; ensure they work safely and are compliant with local and legal requirements, have appropriate training and development, take part in recruitment where necessary, work on developing Operating Engineers skill set and succession planning to ensure adequate cover and knowledge.
* Review performance of the Building systems (number of alarms per week, outstanding work orders, etc) develop and manage BMS Performance KPIs
* Carry out training of staff, ensure all procedures and instructions are carried out appropriately by doing regular management monitoring
* Manage the BMS upkeep and audit access controls to insure only approved users have access to the BMS systems
* Manage control system Information Technology/Operation Technology components i.e. backups/disaster recovery, network/communication and remote access management
* Ensure any security updates / patching and configuration changes are implemented in an efficient manner and reported back where appropriate (e.g. in the case of cyber alert)
* Review maintenance plan for BAS/BMS and identify opportunities for efficiency gain and cost reduction by analyzing and optimizing planned preventative maintenance and calibration (reviewing frequency and content of PPMs and modifying to make improvements)
* Manage and update asset inventory lists of Automation components (not just BMS), ensuring that any changes are documented correctly when changes take place
* Attend BAS/BMS related project meetings and ensure changes follow the defined automation strategy, redundant systems are removed and ensure documentation is updated accordingly
* Support major equipment issues and failures by reviewing and supporting remediation actions e.g. whether to change out equipment or repair, temporary repairs, change controls if required
* Review maintenance contracts with third party vendors and ensure their remit is defined adequately and deliverables are clear and appropriate. Assist to ensure best value for money is obtained in terms of minimizing external contract support and maximizing the use of internal resources (i.e. service partner BMS techs)
* Coordinate with team members on energy, water, waste, GHG emissions reduction initiatives, identify areas for improvement and develop action plans to achieve results
* Stays apprised of local regulatory requirements & financial incentives related to energy and carbon reduction.
* Provide technical support and guidance on sustainability related concepts, strategies, technologies, and operations
* Manage local law energy submissions
* Support ISO 14001

Minimum Requirements:

* Must have prior experience BMS systems and other DDC systems
* Understand and accomplish programming and graphic design for HVAC systems
* Diagnose and correctly repair building automation controllers programs and schedules
* Perform database uploads and down loads to provide DDC controllers with current programs
* Ability to remote test operation and program with field technician
* Set up and configure PC workstations, data servers, IP Networking devices, protocols, etc.
* Ability to work independently or as part of a team and provide training to end user and building engineering staff
* Must be willing to work flexible hours including occasional overtime and be on-call.
* Understand DDC products and their capabilities, research and learn new product lines/updates
* Troubleshooting skills; methodical approach to problem-solving; an analytical mindset combined with the ability to problem solve
* Demonstrate knowledge of control theory, automatic temperature controls, building automation systems, and other building mechanical subsystems pertaining to HVAC/Control Industry
* Review, modify, and implement programming changes to building automation system to ensure efficient and effective system operations and conformance with standards and guidelines.
* Strong verbal & written communication skills.
* Ability to read, create, modify prints and diagrams
* Must have time management skills and the ability to work on multiple projects at once while meeting deadlines.
* Strong computer skills, including Microsoft Office Suite programs; understanding of web-based technology; comfort with smartphones/tablets

Education and Experience:

Bachelor's degree (BA/BS) from four-year College or university and a minimum of four years of experience and/or training. Equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
Other Skills and Abilities:

Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge and understanding of architectural, electrical and mechanical systems. Understanding of leases, contracts and related documents.
