Amazon is seeking a Construction Manager who would love to help us manage various construction projects across the country. This Seattle based position will be part of an exciting, fast-moving business unit, challenged to provide services and deliverables that support the pace. The right person for this job will have a strong end user focus and a passion for producing high-quality work. You will be an important part of the team that will work cross-functionally between Store Design, Store Operations, Facilities, Tech, Security and our Service providers to realize the customer-centric experience Amazon is known for. This position will work closely with internal partners while managing General Contractors throughout the process. Oversight of vendor performance is critical. Because this position involves direct contact with both internal and external parties, you must have a professional demeanor and be able to communicate and interact with people at every level, including upper management. Everyone on the team needs to be entrepreneurial, wear many hats, and work effectively in a highly collaborative, start-up environment as we develop this new class of customer experiences at Earths most customer-centric company. Duties
-Manage multiple projects and effectively influence, negotiate, and communicate with internal and external business partners, contractors and vendors.
-Establish and maintain project schedules and budgets, responsible for overall project delivery including all FF&E and construction.
-Responsible for on-site supervision during the construction process to include management of General Contractors, and Owner vendors.
-Deliver projects on time and on budget.
-Participate in the design development process to collaborate and value engineer construction methods to reduce time and cost.
-Manage change order negotiations and contract compliance.
-Serve as the liaison to developer/landlord reps to coordinate building envelope delivery.
-Manage and adhere to AIA contract documentation process.
-Establish effective relationships along with an understanding of municipalities and permit processes.
-Lead job site meetings, produce minutes and strive for a collaborative team environment.
-Ensure contractor compliance of life safety/OSHA requirements are met on all job sites to minimize risk.
BASIC QUALIFICATIONS
-BA/BS degree from accredited university
-8+ years of business experience (e.g. vendor sourcing, contracts management) demonstrating progressive responsibility and growth within the construction/facilities industry
-Have strong project management experience and construction experience
-General knowledge of Building Codes
-Proficient in MS Excel and MS Project
-Ability to conduct financial business case analysis / translate information into useful formats and draw conclusions
-Experience in negotiating commercial contracts (master agreements / work-orders)
-Familiarity with business process documentation and improvement
-Excellent written and oral communication skills and the ability to meet tight deadlines and prioritize workloads
-Able to work with technical and non-technical business owners/partners to overcome obstacles and deliver results
-Provide business decision support and participate/lead special projects
-Strong organizational skills
-Self-motivated, able to work both independently and collaboratively within a team as projects dictate
