Job Summary
Responsible for the day to day planning activities through management of front line and lead employees. Services are delivered at the highest standard following total quality management concept. Completed work will be inspected and measured to determine completeness, code compliance, and quality. Major responsibility revolves around service, inspection, and repair of mechanical, electrical, plumbing, and structural related building components. Provide proactive approach by identifying customer and building needs via proven systems and techniques.
Essential Functions
* Promote positive customer service mindset.
* Develop the confidence and respect of fellow works and encourages an atmosphere of mutual trust. Promote, in team work with department director and assistant director initiatives and solutions for a solid operation.
* Develop and maintain a personal involvement with all segments of ABM Healthcare Support Services and the customer. Provide change agent atmosphere to lead and manage service worker employees.
* Promote adherence to Hospital Strategic Plans.
* Is accessible 24/7 for emergency preparedness and related events associated with the facility and its assets.
* Respond to all request from customers with a can do attitude. Follow up on requests with a sense of urgency and follow through.
* View everything with a process improvement mindset.
* Lead with proactive approach to identification of corrective maintenance issues through rounding, inspection, and department engagement.
* Implement or re-implement ABM Healthcare Support operational programs in support of the on-going facility operation to meet contractual and guarantee commitment(s).
* Provides support and resources for activities such as equipment inventory, equipment analysis, recommendations on equipment life cycle, efficiency strategies, inventory control, infection control assessments, manpower utilization, and project related events.
* Responsible for site implementation of established ABM Healthcare Support Programs with department procedures and programs that meet goals and ensures a well maintained and safe environment.
* Implement, train, monitor, and measure staff productivity, quality, and documentation.
* Provide planning and management of preventative, predictive, corrective and safety work orders for the institutions facilities. Ensure completion percentages for preventive and safety work order for code compliance.
* Provide guidance and direction specifically related to code compliance and safety activities such as: Building Maintenance Program, Utility Management, Safety, and OSHA.
* Ability to effectively lead employees in a team environment.
* Ability to coach and train potential supervisors, preparing them for the next level of management.
* Must have knowledge on the use of a personal computer in a Windows environment.
* Working knowledge of facility related maintenance software such as MP2, Maximo and other software.
* Strong knowledge of maintenance requirement text to site specific equipment application.
* Ability to accurately review work order documentation to ensure accuracy and completeness prior to data entry.
* Ability to establish priorities, work independently, and to accomplish objectives without supervision.
* Ability to communicate effectively in both written and verbal formats.
* Ability to handle and resolve work related problems.
* Assist in interviewing and hiring of new associates and oversee their training for each position.
* Work with outside vendors regarding repairs on small and large projects.
* Construction
* Work hand in hand with the Construction Department and contractors.
* Support Project Managers by overseeing all mechanical shutdowns (plumbing, medical gas, electrical, fire alarm, HVAC and sprinklers)
* Perform punch lists on projects and follow up on completion of items.
* Help trouble shoot problems when they occur on projects and construction.
* Work in a team environment interacting with a variety of departments.
* Possess excellent customer service skills.
* Establish and maintains cooperative working relationships; treat others courteously and with respect.
* Can handle pressure and related scenarios when dealing with all facility employees including nursing, doctors, administration, and administrative support staff.
* Comfortable in communicating with a wide variety of professionals such as Doctors, Infection Control Nursing, Administration.
* Passionate about plant operations and the quality environment that it affects. Participate in professional society to maintain current knowledge of industry related information and relationships.
* Maintain a professional appearance at all times.
* Participate in scheduled department meetings.
* Effectively coordinate the activities of others in order to meet goals and objectives.
* Effectively schedule the work of others to complete operations, programs, or activities.
* Exchange and/or obtain information from patients, families, and visitors in a tactful and professional manner.
* Use appropriate grammar and writing styles to compose professionally written general correspondence.
* Expediently write effective proposals and/or reports that clearly communicate or summarize information and satisfy the requestor.
* Conduct meetings or lead group discussions in an effective and time-efficient manner.
* Be prepared; take an appropriate role; facilitate active participation; manage disruptions, and ensure that meetings consistently end on time and achieve stated objectives.
Minimum Requirements
* Associates or Bachelors Degree Preferred from Technical Trade School or equivalent.
* Two to five years of hands on supervisory and/or management experience in equivalent responsibility or trade environment.
* Equipment based aptitude and running knowledge related to the following equipment types:
* Mechanical - Boilers, Chillers, Cooling Towers, Pumps, etc.
* Electrical - Controls, lighting, equipment, various voltages, etc.
* Structural - Base competency with support foundations and pillars, walking surfaces, exterior vertical walls.
* Building Related Components.
* Trades License or Journey Level Trades Certificates as required for assigned responsibilities.
Reporting Relationships:
* Reports to Facility Department Management/Asst. Director
* Indirect reporting relationship to the System Director.
* Works closely with other supervisors and managers within the department and other facility departments.
* Report any violation of OSHA regulations to the Engineering Director.
* Notify Department heads of any problems or delays in projects.
* Report defective materials, faulty operations of equipment, and unusual matters to various committees or other appropriate personnel.
* Report date collected for the monthly or quarterly Joint Review Committee (JRC) for the Engineering Director.
Machinery/Equipment/Tools Operated:
Work in a health care environment.
This position requires walking, sitting, standing, operation of a computer keyboard. Must also have the ability to operate basic maintenance equipment in a teaching environment.
May be required to travel to facility sites and hospital related functions.
Daily exposure to various healthcare related illnesses normally associated with a hospital environment. Infection control protocol in effect such as hand washing and related clothing requirements.
This position requires the use of solid communication as well as running understanding of technological tools such as cell phones, pagers, and hand held devices.
