Project Manager (Relocation & FF&E Markets) - JLL's Project and Development Services team is looking for an experienced Relocation Project Manager to support projects in the DC Metro area.
Project Administration and Reporting:
* Set up project files, folders and templates at start of project, using Best Practices; maintain the folder throughout the project
* Develop and maintain project specific reporting to client
* Maintain records in a manner that protects client and JLL confidentiality
* Keep track of project hours and forecast utilization relative to assignment
* Manage project budget, schedule and deliverables in Project Management software applications
Relocation Project Management:
* Plan and manage successfully relocations up to 1,000 people
* Manage the majority of a project by self and/or supervise additional staff
* Ensure client satisfaction throughout the relocation management process
* Ensure all relocation and FF&E management activities are performed in a manner consistent with documented processes and in accordance with the clients and JLL's policies and procedures
* Develop and implement relocation project plan, schedule and budget through collaboration with the facility, project and construction managers and manage in JLLs project management software application
* Ensure data accuracy within move management and CAFM systems
* Ensure compliance with all key performance indicators and meet assigned financial targets
* Participate and/or lead in planning meetings with client and key stakeholders
* Establish relocation and FF&E project goals and objectives, making changes where necessary to ensure desired project results
* Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner
* Prepare/update project status reports, review invoices and ensure timely payment, update tracking reports and maintain files for due diligence and financials.
* Prepare various vendor RFPs & level for vendor and contractor services for the complete project.
* Procure and manage move labor, including vendor/contractor bidding process, evaluate proposals and recommend selection of vendor/contractor
* Manage supporting suppliers (technology, telephony, furniture, etc.)
* Ensure all project initiation, execution and closeout documentation are complete
* Manage work order and small project management, including but not limited to furniture reconfigurations and space enhancements
* Plan, schedule and implement relocations, FF&E and Artwork installations, providing the main client contact with scheduled dates, move instructions, and move orientations for large groups as required.
* Provide move signage, general move directions, and be present on campus or at the move site, available to answer questions and resolve post-move issues.
* Compliance with all JLL policies and procedures, including but not limited to time & expenses, ethics and business practices
Client Communication and Management:
* Understand client protocols and develop communication appropriate to the client environment
* Communicate actively during meetings and other project related speaking situations with a focus on delivering the project on-time, on budget and meeting the clients expectations
* Manage written documentation and ensure that all deliverables are accurate and on schedule
* Project confidence and reinforce client trust in the skills and knowledge of the team
Leadership and Teamwork:
* Work independently; anticipate upcoming required project tasks and initiate activities for self and others
* Exhibit enthusiasm and positive attitude with clients and peers
* Self-identify individual skill development and proactively seek training for improvement
Business Development:
* Assist with enhancing team revenues through the maintenance and expansion of existing client relationships and by developing new relationships.
* Function as a subject matter expert for a specific product or service.
* In conjunction with business development, maintain client relationships upon project completion
* Be familiar with contract and proposal terminology
* Draft project profiles (case studies) and maintain an updated bio
* Network professionally and building your personal brand and firms through participation in JLL and industry events
Skills and Knowledge:
* Strong Microsoft Excel skills and FMS Systems or CAFM experience preferred
* Enhanced ability to utilize the Microsoft Office suite of technologies
* Detail oriented
* Ability to multi-task and work both in a team and independently
* Ability to lead a team
* Strong interpersonal skills with the ability to interact with executive level internal & external clients
* Organizational skills with the ability to identify and manage priorities
* Excellent written and verbal communication skills
* Knowledge of construction, furniture or commercial real estate industry (preferred)
* Familiarity with architectural drawings and furniture and space planning concepts (preferred)
Physical Work Requirements and Work Conditions
* Position work will be in the Mid-Atlantic region with daily client and contractor interaction.
* Face to face and/or remote daily interpersonal interaction is usually required to perform the job.
* Travel as needed an may range from 0-4 nights per week based on the project assignment
* Weekend and evening activity may be required to support oversight of move execution and coordination activities
Preferred Education and Experience
* Bachelors degree from an accredited institution, preferred in Accounting, Business, Architecture, Interior Design, Engineering or Construction Management
* 3-4 years of facility, project or construction related experience in a Corporate Real Estate environment
* Background in project management, construction/furniture management, interior design or project strategy planning is desirable.
* OSHA 10 Certification (Required after hire)
* Preferred Certifications: CAPM, PMP, NCIDQ, LEED, CFM
