JOB SUMMARY

Seeking an Assistant Facilities Manager with a proven track record of results to manage (2) leased locations in Houston, TX totaling 89,000. These sites include (2) floors on a high rise, and an office / R&D lab. Scope of responsibilities include managing an onsite team, providing delivery of hard & soft services and utilizing Work Order technology system to meet existing MSA KPI / SLA requirements. As a Site lead, well expect you to act decisively, think big, cultivate a diverse and talented team, and manage your time to meet deadlines to ensure satisfaction to multiple internal and client stakeholders. Multi-tasking and flexibility are essential skills needed in this role. Preparing financial reports, managing small projects, engaging with vendors and end users to ensuring our clients receive outstanding customer service will be the keys to success. This role will reports directly to the Senior Director, Facilities Management Support

ROLES & RESPONSIBILITIES

* Maintain Meet or Exceed client satisfaction with delivery of Integrated Facility Management services and support programs to increase customer satisfaction.
* Assists in the development and implementation execution of the annual management account plan; accomplishes key performance indicators as identified by the Account Team.
* Support compliance with Jones Lang LaSalle minimum audit and compliance standards in facility management, financial management and operational policies and procedures.
* Oversees the appropriate monthly/quarterly/annual reporting (internal and external) appropriate for the client, including variance reporting, KPI reporting, and other reporting as required by the contract MSA.
* Ensure that operational expenditure for the sites is managed within agreed budgets and identify efficiencies where possible.
* Meet or exceed site Key Performance Indicators (KPIs); monitor Service Level Agreements (SLAs) monthly to identify potential challenges and plan corrective actions accordingly.
* Enforce all Company policies and training requirements regarding safe and efficient operations and work practices. Maintain compliance with all client mandated training requirements.
* Implement and monitor hazard control and team safety practices, ensure compliance with local codes and regulations and Jones Lang LaSalle operations standards.
* Demonstrate strong collaboration and teamwork within the account team, by including driving the development and implementation of IFM best practices and innovations.
* Support Responsibilities for work order management for in house staff and vendors as necessary.
* Support facility services as needed and directed such as: meetings preparation, conference room reservations, food services, parking, vending, and badging.
* Conducts MRO purchasing to support the site team need for belts, filters and other consumable items utilized in the maintenance and repair process.
* Directly oversees technicians onsite team to ensure work is completed on time and in accordance with site policies and procedures.
* Ability to effectively present information and respond to questions from senior level management, clients, end users, vendors, peers and direct reports

KNOWLEDGE, SKILLS, AND ABILITIES

* Excellent computer technology skills with Corrigo, Excel, Bottomline accounting platform , managerial, verbal and written communication skills.
* People focused, seeking out and understanding the needs, perspectives and motivations of clients and team members alike.
* Ability to multi-task and effectively organize responsibilities to achieve portfolio goals and objectives.
* Basic knowledge of building systems (mechanical and electrical systems).

EDUCATION AND EXPERIENCE

* Bachelors degree desired 3-5 years of relevant commercial real estate or property management work experience required.
* Experience in supporting a lab environment, preferred.
* Experience preparing budgets and other types of related financial reports is required.
