Position Summary
This position oversees the day-to-day operational duties of assigned account(s), crew and sub-contractor management, material ordering, job scheduling and documentation for compliance. This position may assist with budget maintenance. This position also ensures quality standards are met and promotes positive customer relations. Also ensures 100% compliance with all company guidelines, policies and procedures.
Essential Duties
* Maintains excellent customer services skills and relationships with clients.
* Maintains daily contact with customer(s) and responds to requests and concerns.
* Completes periodic tenant visitation to ensure tenant satisfaction.
* Follows up on requests and concerns to assure completion or correction.
* Conducts on-going inspections to confirm compliance with contractual obligations.
* Maintains, follows up and resolves union issues with the assistance of HR.
* Supervises, motivates, disciplines, and directs all staff personally or through subordinate Crew Lead.
* Ensures staff has all tools, supplies and equipment to satisfy the day-to-day cleaning.
* Coordinates periodic and tag work with staff personally or through Crew Lead and Utility.
* Contributes physical labor as needed to fulfill contract specifications, including Day Porter coverage as required, if an acceptable fill in is not found.
* Operate power equipment tools such as vacuums, low speeds, high speeds, extractors, etc.
* Ensures and complies with all safety requirements
* Accepts ultimate accountability for building keys, building masters, and all access cards.
* Completes, verifies and submits accurate bi-weekly payroll to Project and/or Operations Manager.
* Assists Project and/or Operations Manager in monthly forecast, financial analysis, and works within budgetary guidelines, and seeks ways to improve overall productivity.
* Maintains equipment and supplies in good working condition.
* Attends on-going seminars and training as directed by the main office.
* Completes and submits purchase orders, packing slips, new hire PANS, term reports and tag sheets to main office within established deadlines.
* Rewards and disciplines employees. Provides on the job training and follows all policy and procedures, general work rules, and safety regulations. Demonstrate conflict resolution skills in a union environment.
* Treats all employees and customers with RESPECT, FAIRNESS and DIGNITY.
* Other duties as required by manager or according to site demands.
Minimum Requirements
* 1 to 3 years of janitorial or related management and customer service experience.
* College degree or 1 to 3 years of equivalent experience.
* Good communication skills, written and oral.
* Bilingual skills (Spanish a plus).
* Supervisory and leadership skills.
* Confidentiality and discretion in customer dealings.
* Ability to work flexible hours to meet the business needs. Being available for any shift that is required by the customer.
* Drivers license record in good standing, and the ability to pass ABM/Client background check requirements.
* No lifting over 30 lbs. individually.This position is responsible for Contributing physical labor as needed to fulfill contract specifications, including Day Porter coverage as required, if an acceptable fill in is not found.
