Summary
The Operating Engineer will assist in the hands on maintenance of building systems for the safe, efficient, and proper operations of all assigned properties. Engineer will perform minor repairs and helps in the operation, monitoring, and performance of preventive maintenance on the building systems as necessary.
Duties and Responsibilities
* Performs maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned.
* Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.
* Maintains the condition of the property equipment which includes cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.
* Reviews monthly client service request summaries to pinpoint and correct recurrent operational problems.
* Evaluates vendors and suppliers on a regular basis with regard to quality and competitive pricing.
* Verifies the accuracy of deliveries for count, pricing, and description.
* Records readings and make adjustments where necessary to ensure proper operation of equipment.
* Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace.
* Perform periodic checks of tool and instrument inventory.
* Monitors the quality and pricing of maintenance work performed by outside contractor.
* Supervises and assigns the preventative maintenance work orders and oversees two Operating Engineers.
Requirements
* High school diploma or GED.
* 5 years of experience in the building maintenance industry.
* Accredited trade school degree in HVAC, electronic, or other industry related trade. Union training and certification is also acceptable.
* Possess an Universal CFC certification.
Highly Desirable Attributes
* Knowledge in the safe and proper use of the following tools: ladders, lifts, basic hand tools, volt meter, manual drain auger, plumbers helper, safety goggles, ear protection, and fire extinguisher.
* Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
* Must be able to interpret a variety of instructions furnished in written, oral, diagram, or schedule format.
* Must be comfortable with working in less than ideal working conditions
* Proficient in basic computer application software such as MS Office, E-Mail and Building Automation Systems, etc.
