The Corporate Real Estate Project Mgr/Planner is responsible for providing project management experience on more complex projects and assignments at enterprise, regional and local level.
How you will make an impact :
Oversee the initiation, design, construction and closure of related workspace projects to ensure successful completion.
Work in conjunction with other Corporate Real Estate (CRE) personnel and external consultants on capacity planning, associate moves, furniture reconfigurations, restacking and reprogramming of office space.
Lead the build-out process for tenant improvement, new and renovation projects as assigned. Interact with both internal and external clients and resources on a daily basis.
Provide project management support for new facilities as well as the relocation and alteration of existing facilities.
Assist in the development, monitoring and maintenance of detailed budgets using industry standards for estimating costs as required for each assigned project to ensure that overall project objectives and business requirements are met.
Assist in the development, monitoring and maintenance of project timelines as required for each assigned project to ensure that overall project objectives and business needs are met. Oversee the development of design and construction intent drawings by a 3rd party resource.
Analyze cost and metrics data to identify space utilization needs for large complex complexes Oversee the programming and space requirements of various business units to develop scope documents to assist in the creation of functional and aesthetic space plans.
Develop space forecasts to meet the business needs of the Main Business Units (MBUs) based on business projections, headcount projections and space utilization.
Coordinate the completion of space plans and conceptual drawings to be submitted by vendors.
Develop policy, space, furniture and material standards, change management activities, communications and continuous improvement.
Participate and assist in the procurement process of consultants and construction vendors.
Coordinate furniture drawings and specifications to be submitted by vendors for each assigned project.
Process FF&E (furniture, fixtures and equipment) orders and other requisitions for each assigned project.
Manage the vendor/contractor relationship to ensure attainment of contracted services; review vendor proposals and invoices, review change orders, track closeout log and follow up with consultants and (sub)contractors for release of retainage.
Review tenant reimbursement packages including tenant request, receipted bills, lien waivers, and other documentation as required by the lease.
Prepare project update reports, budget tracking documents and drawing reviews to project sponsors and CRE leadership.
Review and approve requisitions, change orders and other invoices associated with each assigned project.
Oversee the completion of construction, installation of FF&E, and associated staff relocation for each assigned project.
Manage project close-out (technical and financial) to include punch lists, O&M Manuals, record drawings and budget reconciliation.
Oversee the site closing process for each project as assigned.
Participate with the CRE team and internal clients on future space needs/growth.
Work closely with other members of the CRE team to manage capacity issues, moves/adds/changes and other facility related issues.
Work in conjunction with various business units on the coordination of furniture reconfigures and associate moves to fulfill their space needs.
Observe corporate, building, and CRE policies and procedures.
Mentor new associates or team members to the CRE project management funnel
Minimum Requirements:
BS/BA degree in Engineering, Architecture, Construction, Interior Design or related field of study and a minimum of 5 years related project management experience; lead role on one or more projects; or any combination of education and experience, which would provide an equivalent background. Preferred Skills, Capabilities and Experiences:
10 yrs related project management experience highly preferred
Project Management Professional (PMP) certification strongly preferred.
Strong background in Planning, Budget Development highly preferred.
