What is the Corporate Real Estate - Planning & Design group responsible for?

The Corporate Real Estate - Planning & Design Department is a small, team-oriented and highly collaborative group consisting of Project Managers and Space Planners/Designers. The team is responsible for strategic planning and design of the 5,000,000 square foot global real estate portfolio. The department is also responsible for the development and implementation of space standards, policies/guidelines and project construction oversight related to providing a safe, efficient, and functional work environment at Franklin Templeton.

What is the Planner & Designer responsible for?

* Assist the Director and Project Managers in various design and restack projects, drafting conceptual drawings, selecting finishes and presentations.
* Conduct space studies, evaluations, trend research, user interviews and benchmarking to develop space plans and interior designs.
* Develop floor plans, furniture plans, restacks and other drawings using AutoCAD.
* Knowledge of furniture purchase and installation process, multi-vendor coordination requirements, and the ability to follow process from concept, through build, to completion of punch list items.
* Basic Knowledge of general code requirements (CBC, ADA, etc.) with ability to review floor plans, submittals, and shop drawings.
* Keep up to date with leading-edge developments in the furniture, design and construction industries.
* Participate in real estate efforts and calculate/validate space area required and applicable lease loads.
* Prepare and issue periodic reports on space inventory, utilization, vacancy, and allocation.
* New hire/termination support including seat assignments, track changes, update cad drawings and excel files.



What ideal qualifications, skills & experience would help someone be successful?

* Bachelor's Degree or equivalent in Interior Design, Architecture.
* 4+ years of related experience in interior design or construction firms specializing in commercial interiors and workplace strategies or being an owner representative.
* Competency in AutoCAD and MS office suite is a must with strong ability to draft floor plans and interior elevations. Working knowledge of 3D or Sketch-up and Revit is a plus.
* Knowledge of architectural CAD drafting standards, and industry practices such as templates, layering standards, symbols, etc.
* Ability to work independently, collaboratively, and effectively with all levels of staff.
* Experience working with cross-functional and multi-channel teams.
* Creative and strong problem solver.
* Flexibility in time zone work, experience adjusting work hours accordingly.
