JOB SUMMARY

The purpose of this position is to provide onsite construction management services for assigned Remodel and New Store construction projects. Provide training and oversite of all deployed employees. Provide weekly program site progress reporting to the program manager. The Retail Project Manager will manage the site work and/or building construction and installation activities for assigned projects. Monitor and support the onsite construction team. Ensure project execution is on schedule, conforms to client quality standards, and meets the budget and scope criteria planned for each project. Facilitate open communication between Construction and Store Operation. Ensure best methods are being followed to achieve consistency. Provide feedback from the field and propose changes to enhance the program. Orient each Store Operations and Building Property Management to their new building and deliver Construction Turnover Package

This is a temporary position through 2021.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Visit assigned projects as required.

Review project plans, specifications, budget, and schedule for all assigned projects. Assist in management of budget.

Help track and obtain required approvals, permits and Certificate of Occupancy for the project.

Monitor construction budget and records for each project.

Coordinate with contractors, suppliers, and vendors. Assist in the resolution of contractual disputes and problems. Review directives and change order proposals and monitor timely response. Receive, review, and approve applications for payment for site work and building construction. Assist Project Manager in the closeout of contracts.

Ensure the contractors receive all construction materials, equipment, and fixtures and that they; inspect for damage; reconcile quantities received with purchase orders; and submit reports to client per established procedures.

Manage contractors, vendors, and installers to ensure that the work is accurate, complete, in compliance with the plans, and conforms to Constructions quality standards. Inspect General Contractor Quality Control programs.

Provide contractor, consultant, and vendor performance feedback to appropriate client teams.

Assist in the development of schedules. Manage all construction progress and direct recovery action as appropriate to ensure all work is finished within the Project Schedule as established by Project Team.

Manage change; solve and/or communicate problems to the Project team, answer questions and make interpretations concerning the work in the clients best interest.

Ensure construction punch lists are accurate, and the contractor aggressively manages their completion.

Communicate open issues to project teams. Follow up to ensure prompt resolution.

Provide construction Turnover Package to Store Operations and Property Management in accordance with Construction Division process for each site.

REPORTING/WORKING RELATIONSHIPS:

Work closely with client Project Managers, Field Implementation Business Partners, Property Management Teams, Store Operations Teams, District Team Leaders, Real Estate, Store Design, NonRetail Procurement, Technology Services, Asset Protection, and others.

Develop and maintain strong working relationships with general contractors, fixture contractors, vendors, and consultants.

Other duties as assigned.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.

Manages 3rd party project delivery resources/team. Responsible for identifying training needs, tracking performance, coaching, and motivating team members.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study.

Minimum four years of related experience and/or training. 10 years of on-site construction management experience preferred.

Ability to interpret engineering documents, evaluate construction estimates, and prepare

required construction reports, schedules, etc.

Strong conflict resolution and interpersonal skills.

Proficiency in working with Microsoft Office 365 including One Drive, SharePoint, and

Teams

Knowledge of and familiarity with SmartSheets and Procore

Knowledge of and familiarity with Skype & Zoom, i.e., how to initiate call, chat, share

screen.

High level of comfort learning new software platformsweb based, mobile & desktop.

Attitude of resourcefulness in terms of searching for solutions and ensuring daily tasks are

being executed efficiently..

Articulate in both verbal and written communication.

Willingness to travel and be out of town overnight on a regular basis.

CERTIFICATES and/or LICENSES

PMP (US and/or Canada) and LEED AP preferred.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and ABILITIES

Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
