Job Description

Operational Sustainability -Regional Integration Energy Manager

It is the integration managers primary responsibility to continually champion the pillars of operational sustainability throughout the client enterprise and within the CBRE account team, to support the achievement of clients operational sustainability objectives. The integration manager acts as in-region subject matter expert to assist the clients Global Operational Sustainability Lead, Functional Managers, Transaction Managers, Project Managers & Facility Management teams in transforming and elevating the way sustainability outcomes are achieved. Specific segmented responsibilities include:

Training

Present regional updates to global training plan and coordinate with regional client stakeholders to adjust global training curriculum as necessary to further promote Sustainability at Work (SaW) elements within the client space. Employee training should include evergreen elements compliance required for SaW initiatives and informative topics including: Energy, Single Use Plastics, Landfill diversion, Paper and Design.

Develop and implement training which explicitly outlines clients sustainability objectives, raises awareness of client commitments and expectations across the enterprise, creates a clear understanding of required support from engineering & technical service teams

Communication

Identify and propose key themes for internal communications. Develop content based on those themes which will help users understand what the firm is doing, has done, and will be doing with respect to operational sustainability. Content to be posted to internal websites, Jive, and other platforms as directed.

Work with landlords, internal stakeholders (e.g. CBRE|Host), to develop communications that consistently articulate an engaging message about SaW goals, activities, accomplishments, and initiatives within region.

Reduce Landfill, Recycle More, Reduce Paper, Conserve Water, Save Energy

Propose regional resource efficiency targets which include energy, single use plastics, landfill diversion & water reduction for all locations within region. Present regional strategic plan to achievement of SaW objectives refine as necessary.

Coordinate with appropriate client document information management stakeholders and provide input to multi-function acquisition.

Engage FM teams and the global energy and sustainability platform to identify and develop energy & water conservation projects. Engage with FM teams & suppliers to drive improvements in waste data, implement regional policies to increase landfill diversion. For each of these initiatives: Formalize the scope, obtain quotes, perform project savings analysis and obtain project approvals.

Implement operational sustainability initiatives including, energy conservation, data management, water efficiency standards, and best-in-class waste and recycling processes. Manage resource efficiency initiatives for all locations within region as assigned.

SOPs & Methods of Performance

Present for approval uniform facility operating procedures for key energy intensity items such as temperature setpoints, hot water setpoints, BMS scheduling.

Work closely with regional engineering leaders to implement uniform facility operating procedures such as temperature setpoints, hot water setpoints, BMS scheduling and cooling tower operation to minimize emissions and conserve energy. Facilitate the implementation of on-site policies which maximize waste diversion and water conservation.

Budgeting & Forecasting

Develop and present an annual regional budget, and monthly forecasts to appropriate client stakeholders. Present a review of performance against budgets, including detailed review of relevant variance explanations. Leverage globally approved budgeting methodology to in coordination with CBRE FM leadership to create a site level utilities budget for the appropriate region and present for approval. Track savings (or cost increases) at the budget level to calculate and report regularly on the ROI for the SaW program. Coordinate with CBRE FMs to obtain detailed variance explanations when required.

Reporting

Present regional leadership with SaW status reports as required outlining progress against SaW Scorecard. Develop and present monthly energy and sustainability status and variance reports to key internal stakeholders. Monitor and report on energy use, water use, waste diversion rates and spending trends.

Ensure detailed investigation of significant variances are undertaken to ensure root cause is well understood and communicated. Work with Sustainability Analytics & dedicated technology team to support the regional roll-out of SaW technology platform.

Transaction Management

Work together with appropriate Transaction Management team to understand the known real estate pipeline and the long-term real estate strategy. Design regionally specific green leasing standards which enable SaW objectives and increase data availability.

Ensure that strategic and tactical implications to the SaW program are understood and evaluated when making real estate decisions.

Translate the long-term real estate plan into a regional carbon forecast, and ensure that regional and executive leaders understand the impact of major changes or decisions about real estate could impact the clients long-rage carbon forecast, as well as their expected costs to reach their publicly stated GHG targets. Update not less than annually.

Coordinate with TM team to review green leasing guidelines and ensure their meaning is fully understood by the transaction team.

Provide input in ensure the inclusion of green leases clauses such as those that require LL recycling programs, green energy procurement, sub metered space, etc.

Procurement

Work with the clients sourcing teams to design and continually refine a sustainable sourcing strategy. This includes vendor screening.

Provide the subject matter expertise to direct/recommend the purchase of green and recycled materials as requested.

Develop a green score for local, regional, and global vendors based on those results to include in the tender evaluation process.

Support the development or enhancement of sourcing programs focused on space (i.e. pantry) and equipment types (i.e. HVAC), operations and maintenance, green cleaning, furniture specification and tenant improvement finishes that support a healthy indoor environment.

Work to ensure CBRE sourcing teams are complying with sustainable sourcing policies, help CBRE Sourcing leadership refine implementation of these policy requirements (i.e. develop the questionnaire, the tracking process for compliance, the grading process for returned questionnaires).

Coordinate green energy procurement and ensure off account resources are providing appropriate support as required.

Provides formal supervision to individual employees within single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS) from four-year College or university. Minimum of eight years of related experience and/or training. Minimum of four years of managerial experience preferred. Preference for Masters in Environmental Science or Sustainability.

CERTIFICATES and/or LICENSES

CEM and LEED accreditation preferred. Training and accreditation part of development and performance management requirements.

Ability to respond effectively to sensitive issues.

OTHER SKILLS and ABILITIES

Experience developing energy modeling calculation spreadsheets.
Proficient with one or more energy modeling softwares.
Experience conducting energy audits of multifamily buildings.
