Job Description

The Co-working Sales Managers main duty is to provide exemplary customer service to members and building management by creating a cohesive and prosperous coworking environment. The flexible workspace located in NYC with office suites, private offices, and meeting rooms. The collaborative space offers individual office desks along with suites made for office teams. The Co-working Sales Manager will lead business development, Center sales, and manage the day-to-day operations of the co-working facility. This person is also responsible for contract negotiations, accurate sales and marketing reports, billing of services to clients, creation of marketing plans, coordination of vendors and managing the co-working team.

This position will be based on-site at a JLL client property on a daily basis. As well as, traveling locally to market the space and attract leads and clients.

Job Responsibilities

Business Development, Sales and Account Management

* Field and qualify incoming leads to identify solution for company or individual needs
* Negotiate contract terms and close incoming leads
* Assist with client upgrades and renewals as companies grow and expand
* Maintain CRM platform and pipeline
* Access and resolve any client issues or needs to ensure positive client experience
* Account management and development
* Prepare weekly and monthly sales and marketing reports to track ongoing and projected revenue and occupancy through sales progress
* Build and maintain strong real estate broker relationships and oversee management of updated online sales portals
* Engage with local communities by seeking and attending events and networking with local businesses and organizations
* Contributes to the delivery of the social media strategy by working closely with assigned agency
* Operations
* Manage all on-site operations through building management and local vendors
* Maintain relationships with third-party suppliers, local businesses and look for opportunity to grow local knowledge of unique space within building
* Serve as an amenity to the building, clients and local area
* P&L management while approving purchase and supply orders

Team Management

* Hire and train on-site team to assist clients with day to day needs and business support
* Take responsibility for motivating, developing and guiding the team
* Conduct annual performance reviews to ensure team is provided with clear objectives
* Customer Service
* Oversee the delivery of a range of services and customer initiatives to ensure exceptionally high levels of customer satisfaction are consistently delivered with a focus on continual improvement
* Develop strong rapport with customers by developing good business relationships, reacting to feedback and resolving customer challenges
* Manage all customer feedback to ensure continual improvement in our customers experiences
* Maintain exceptionally high standards of building repair and condition, working in conjunction with the facilities team
* Other reports, duties, meetings TBD

Skills, Knowledge & Abilities

* Must have high proficiency outside sales experience for co-working spaces
* Must have former profit and loss reporting management experience
* Must be able to develop and evaluate facility performance summaries
* Must have contract negotiation experience
* Must have high proficiency in MS Excel and other spreadsheets, experience with CRMs, i.e. Salesforce, Caterease, etc.
* Able to multi-task in a fast-paced environment, accommodating and communicating to a broad range of clientele with varied needs
* Must have training in a hospitable approach to sales and business opera
* Able to think quickly and efficiently when confronted with a client request
* Motivated self-starter who is able to work with minimal supervision
