We are seeking an Occupancy Planning Sr Manager to solve the clients occupancy and space issues within the framework of corporate workplace programs, metrics and strategy. This role will report to the Occupancy Planning Director and partner closely with the client Market Planners who are responsible for the overall strategic occupancy plan that accommodates the growing and diverse needs of our financial services client.
The Role:
As an Occupancy Planning Sr Manager, youll understand the planned real estate market actions for all buildings and businesses in the market; ensures the clients high-level real estate strategies and programs are reflected in proposed occupancy plans and options by understanding the clients regional portfolio composition, site conditions and organizational occupants; lead special, ad-hoc planning analyses; and serve as manager to the regional team of occupancy planners.
This role will own the master schedule of floor exits, relocations and timing of tactic execution to coordinate move dates with clients, technology and project management. The leader will use data, analytical insights and strong problem-solving skills to develop and present multiple space scenarios to stakeholders. More importantly, the Occupancy Planning Manager will need to partner closely with the client Market Planners to anticipate and understand the requests coming from different client groups, assess the space options available and develop options that account for competing priorities and requests. This requires strong relationship management skills along with dealing with very sensitive information.
This role drives integration with relocation management, project management and facilities management functions. The manager also serves as the single point of contact for quality control in terms of consistency in planning processes, procedures and protocols, as well as workplace design solutions.
Key responsibilities include:
* Ensuring global consistency in delivery of services, by providing training and review of all deliverables
* Guarantee that JLLs continually evolving best practices are incorporated into the work product of the entire team
* Ensuring strong collaboration with other JLL service lines.
* Strong people management - someone who brings out the best in their teams and exhibits managerial courage when needed.
* Provide strong understanding of the clients mobility program and ensuring that the team is trained in all aspects of mobility including Utilization studies, Ratios for seat sharing, Work style Surveys, Programming Matrix and Space Recommendations.
* Oversight on the space data management system, including recurring allocation and chargeback reporting.
Youll need to have a great knowledge in Corporate Real Estate. In this role, you will work with a diverse and integrated team including market planning, transactions, and project management and proactively drive the sizing and location of programs (client needs, amenities, campus needs) and make sure appropriate considerations and provision are made in advance. You will provide a mechanism to engage swat teams were necessary to respond to unexpected needs. You will serve as liaison and facilitate necessary communication between planning staff, other JLL team members, client real estate staff, as well as support vendors (architects, engineers, furniture, etc.) that may be required from time-to-time in order to deliver the services outlined (important to have partner mindset).
Requirements:
* A Bachelor's Degree in Real Estate, Finance, Architecture, Design, Construction Management, or related field is required
* 8 15 years of experience in a corporate real estate environment.
* Previous experience in space/occupancy planning at a strategic level, plus experience with interior office renovations is highly desirable.
* Financial Services industry experience is a plus.
Youll need to be dynamic and technologically savvy and utilize software to support planning solutions and communicate ideas clearly with planning team and lines of businesses. You will be successful if you have advanced skills in Microsoft Excel (pivot table, vlook-up, cell calculations), and CAFM tools. Proficiency in Microsoft Office suite and ability to consolidate data and floor plans into PowerPoint for presentations to client and lines of business is highly valued. Youll be effective in your role by learning to ask the right questions to understand the underlying needs of our clients. Youll discover how to be proactive and innovative with solutions for your stakeholders.
Excellent communication skills are important both written and spoken and well expect you to work independently, multi-task, and manage your time to meet deadlines. You keep on top of things as youll often need to reorganize your time day to day, to deal with your teams changing necessities and requests. An individual with strong interpersonal skills with an ability to interact with executive level external and internal clients will be successful in the role. Most importantly, youll want to work as part of a diverse supportive and talented team.
