Overview:

The Advisor, Real Estate Transaction Management will join a high caliber Real Estate Transaction Management team charged with executing the RE strategy of Macy's Inc. Candidate will play a role in executing a strategic real estate plan for Macys portfolio of assets. The goal of all efforts will be to maximize and monetize the value of Macys real estate portfolio while preserving flexibility for the operating retail business through development/redevelopment initiatives and strategic deal making. There will be a broad range of real estate projects and deals to work on including new stores, lease renewals/renegotiations, disposition of closed stores, shopping center redevelopments, outparcel projects, and a variety of real estate responsibilities on non-store assets. The Advisor, RE Transaction Management will need to have the interpersonal and communication skills to lead projects through our internal partners in construction, research, legal and finance. The candidate will need the composure, maturity and professional skills to interact with the external development community and be responsible for negotiating deal terms and maintaining proper documentation in collaboration with our legal partners.

Essential Functions:

* Support the management and development of Macys Real Estate Assets, including negotiations for new store transactions, dispositions, proposed redevelopments and store leases.

* Work with senior leadership to determine value of individual assets and analyze the potential for development and redevelopment, conceptualizing the highest and best use for the assets and assessing the physical feasibility of such re-use as well as the cost of redevelopment versus asset sale.

* Demonstrated capacity to evaluate real estate investments on a financial proforma basis.

* Manage relationships with multiple internal and external partners. Establish working groups on select projects, move projects forward and quickly address challenges.

* Manage and maintain relationships with key real estate owners, developers, brokers, bankers, and consultants.

* Assist and support deal leaders in the negotiation and administration of a wide range of real estate legal documentation including Operating Agreements, Purchase and Sale Agreements and Leases.

* Develop and implement asset by asset real estate strategies on an annual basis.

* Coordinate property management activities with Macys Stores Organization.

* Perform ad-hoc analyses as requested.

* Support and execute special projects as necessary.

* Regular, dependable attendance and punctuality.

Qualifications:

Education/Experience:

* Bachelor's degree in Business Administration.

* MBA or JD helpful.

* 3 + years in retail real estate.

Communication Skills:

* Ability to read, write, and interpret instructional documents such as reports and procedure manuals.

* Excellent written and verbal communication skills.

Basic Financial Skills:

* Basic Excel skills with databases, cash flows, IRR/NPV valuations.

Mathematical Skills:

* Must have above average mathematical skills, including the ability to compute rates, ratios, and percentages, and the ability to work with mathematical concepts such as probability and statistical inference.

Reasoning Ability:

* Must be able to work independently with minimal supervision.

Physical Demands:

* This position involves regular walking, standing, sitting for extended periods of time, hearing, and talking.

* May occasionally involve stooping, kneeling, or crouching.

* May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.

* Involves manual dexterity for using keyboard, mouse, and other office equipment.

* May involve moving or lifting items under 10 pounds.

Other Skills:

* Strong knowledge of and work experience with department store or big box retailing in shopping malls or lifestyle centers.

* Strong knowledge of negotiation strategy and standard forms of anchor transactions.

* Excellent oral and written communication skills.

Work Hours:

* Ability to work a flexible schedule based on department and store/company needs.

* Travel up to 50% of the workweek.
