Job Summary
At Houston Methodist, the Senior Facilities Technician position possesses extensive knowledge of work which may require specialized training in the trade or skill associated with their shop/department for new construction, remodeling or maintenance of Houston Methodist facilities. For new construction or remodeling and mechanical, electrical and plumbing projects and repairs, this position inspects sites, ensuring availability of materials for the installation of systems and devices in the trade or job associated with their shop/department. The Senior Facilities Technician position is responsible for scheduling and performing safety and preventative maintenance inspections, installing and repairing of systems and devices. This position is responsible for scheduling and completing maintenance and testing of emergency systems, ensuring work complies with applicable codes, ordinances, statutes and standards and proper documentation for work completed.

SERVICE - 25%
1. Ensures thorough entity surveillance through rounding and issue management; identifies opportunities for complex facility improvements providing recommendations and work orders and overseeing its completion to advance the customer experience and improve service levels. (EF)
2. Reviews daily logs and ensure technicians and associated personnel maintain the proper operation of the central plant(s) and daily operations of the facility including minor and complex facility needs. (EF)
3. Performs analysis, troubleshooting and complex maintenance repair. Ensures accurate installation of systems and devices, in compliance with codes, ordinances and statutes. Performs preventative maintenance inspections to include HVAC, electrical and plumbing, as appropriate, maintains and tests department emergency systems. Seeks out additional information and reference materials, escalating to Lead Tech/Supervisor, if necessary, to gain clarification to make effective repairs. (EF)
4. Serves as a resource, training and mentoring staff on appropriate and effective use and maintenance of tools. (EF)
QUALITY/SAFETY - 20%
1. Ensures accidents and safety hazards are reported promptly and correctly and that all assistants/technicians follow department safety standards and protocols, including the wearing of protective clothing and gear. (EF)
2. Conducts planning and documentation activities. Reads blueprints and drawings to determine procedures, applicability in field and needs for jobs/projects. Procures materials to complete jobs/projects. May reviews jobs with associated personnel. Updates, gathers, and verifies information on one-line drawings, system prints and documentation. Completes daily activity paperwork including recording time and materials expenditures on projects and work orders. (EF)
3. Provides the information necessary to maintain the system of metrics designed to measure department effectiveness and timely responsiveness to work order tickets created through appropriate dispatch service. Adjusts work activities and timelines as necessary, accurately pulling reports and documenting, to optimize response time on work order trouble tickets (e.g. average time to close tickets). (EF)
FINANCE - 15%
1. Ensures accuracy and completeness of work order documentation. (EF)
2. Ensures efficient utilization of resources; reducing supply waste. Self-motivated to independently manage time effectively, reducing incidental ovetime and prioritizing department daily tasks. (EF)
GROWTH/INNOVATION - 15%
1. Performs trainings as a subject matter expert (SME) for department and actively participates in department projects. Assumes responsibility for growth and development by participating in in-services programs and continuing education. Completes and updates My Development Plan and discusses with management. (EF)
2. Seeks opportunities to expand learning beyond baseline competencies with a focus on continual development as a Senior Technician. (EF)

EDUCATION REQUIREMENTS
o High School diploma or equivalent education (examples include: GED, verification of homeschool equivalency, partial or full completion of post-secondary education, etc.)
EXPERIENCE REQUIREMENTS
o Four years of general maintenance related experience
o Health care environment preferred
