Job Description

The Manager, Real Estate Strategy & Analytics will manage the development and implementation of geographically based statistical models; complex scripts; data mining techniques; analyses and reports to provide our senior leaders and deal making team with information to optimize store and fleet performance in an omni channel retail environment. This manager will oversee the mining and utilization of a wide range of data including ecommerce data for new site/location selection and sales projections, market selection, territory design, remodel program optimization, fleet review and planning, demographic analysis, clustering, and general spatial analysis tasks. The Manager, Real Estate Strategy & Analytics will evaluate current GIS, analytical systems, and procedures and recommend, develop, and implement system, process and procedure improvements.

This position resides within the Bed Bath & Beyond Real Estate & Store Development department and will report into the Director of Real Estate Finance with day-to-day responsibility for the development, management, and execution of real estate-related project initiatives pertaining to new stores, relocations, expansions, remodels, lease renewals and terminations.

Essential Job Functions:

Qualified candidates must be able to perform the following duties and responsibilities with or without a reasonable accommodation.

* Provide the analytical perspective for content presented in Real Estate Committee meetings.
* Develop data mining techniques, complex scripts, and statistical models to facilitate the team direction and goals.
* Develop opportunities for spatial modeling and GIS applications throughout Bed Bath & Beyond.
* Interact professionally and effectively through verbal and written communication with all professional contacts with emphasis on company interests.

Position Responsibilities:

* Build sales forecast and cannibalization models.
* Identify and understand significant drivers of sales for new stores, relocations and remodels and forecast cannibalization impacts on existing stores.
* Responsible for market enhancement strategy for existing markets to ensure we maintain a profitable network of stores and can adjust to ever changing market conditions.
* Research and leverage new data and techniques to drive insight and add value to business processes across the organization.
* Prepare ad hoc real estate analyses and mapping requests for senior management.
* Responsible for materials developed and presented to Real Estate Committee.
* Assist in the development of the long-range real estate plan and drive successful execution on key initiatives.
* Manage the Location Analysis/GIS function within Store Development.
* Perform and present in-house market research studies and reports using geo-spatial and statistical analyses.
* Lead planning and execution of Annual Real Estate Fleet Review for US and Canada executive teams.

Required Skills and Competencies:

5 years of progressive, related experience in spatial and real estate related analysis.

Bachelors degree in Geography, GIS, Statistics, Business, or other quantitative discipline.

Masters Degree in Geography is preferred.

Expert in GIS software platforms such as Tango, TAS, Buxton, ESRI or other GIS software.

Expert in Microsoft Suite (PowerPoint and Excel).

Exceptional problem solving and analytical skills combined with the ability to effectively manage large amounts of data and communicate findings to all levels of an organization.

Ability to prioritize and execute in a fast-paced, often changing environment.

Knowledge of and experience with statistical analysis and regression-based modeling including the use of statistical software and various analytic techniques.

Strong presentation and interpersonal communications skills are necessary due to the nature and level of interaction with senior management and other department personnel.
