Overview

To administrate various contractor/consulting/municipal contracts which provide for, and relate to, the acquisition, approval and development of residential properties. Must have the ability to develop schedules, budgets and deliver within requirements. Knowledge of land use approvals from local to state level.

Responsibilities

* Meet with engineers, brokers, contractors, consultants, title companies, municipalities, state agencies, accounting, legal and construction staff
* Represent organization in many areas from Planning Board to homeowner interaction
* Responsible for site improvement bidding and bid selection leading to site improvement contract negotiations
* Responsible for SWPPP management and compliance
* Responsible for value engineering during the design process to reduce improvement costs without sacrificing quality
* Exercise initiative and achieve objectives with minimal supervision
* Manage entitlement process
* Critically review engineering plans
* Engineering management to include bidding and awarding engineering contracts to Lennar standards
* Manage easement/plat process
* Oversee and coordinate planning, permit and construction strategy and effectively forecast long-term schedules and budgets
* Oversee projects from permit approvals through construction and final certification and community turnover. Responsible for the successful delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, Geotechnical reports, Engineering and Architectural construction plans and permit compliance reports.
* Leadership to plan, coordinate and execute activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation activities, vertical construction and public utility coordination.
* Plan, schedule, budget and contract for above plus common elements such as entrance features, global landscape programs, maintenance contracts and community wide utility plans.
* Overall material management planning and effective field operations
* Contract services that overlap multiple jobs (common contractor)
* Negotiate utility extension agreements
* Resolve problems and disputes with knowledge of sales/negotiating principles, construction, engineering, architecture and real estate systems, practices and operations.
* Resolve issues with agencies having jurisdiction over project and region
* Develop and maintain complex schedules.
* Maintain LD Status / exception reports
* Manage hard, soft and legal costs
* Insure quality bidding/contracts/budgets
* Ensure compliance with Lennar requirements for bidding, invoicing, insurance, etc.
* Cash flow generation and maintenance
* Sureties generation, management and release
* Prepare LD portion of feasibility
* Ensure clear line of communication on projections of deliveries
* Ensure efficient and seamless operations between LDM & Builder areas of responsibility
* Support division and department goals and objectives
* Assist in Division level training of staff
* Interact with Sr. Management
* LD Plan reviewer and insure reviews are accurate and appropriate for areas assigned
* Development/Entitlement budgeting and estimating
* HOA management experience a plus but not required
* Assist management in negotiating terms and specifics of purchase and sale agreements

Qualifications

* High School or equivalent required
* Bachelors degree in, engineering, construction management, business administration or similar program preferred
* Minimum 10 years of experience in land development and construction/engineering
* Preferred minimum 3 years experience with major home builder
* HOA management and HOA board member experience
* Computer literacy, including word-processing, spreadsheet analysis, and project scheduling
* Ability to read and understand engineering and architectural plans
* Knowledge of sales/negotiating principles and real estate
* Ability to communicate effectively and concisely, both verbally and in writing
* Must be detail-oriented and a problem-solver able to deal with complex situations
* Valid Drivers License and good driving record
* Valid auto insurance coverage required
* Knowledge of Balance of contracted resources among division
* Must exercise initiative and achieve objectives with minimal supervision.
