Job Description

Description Summary:

Oversees all land related matters for Calpine’s geothermal energy projects located in the State of California, primarily “The Geysers” and for Calpine’s network of pipelines. Provides occasional assistance in land matters as necessary for both Calpine’s current natural gas fired fleet and new business development projects located in the State of California.

Essential Duties and Responsibilities:

1. Collect and analyze documentation required for all divisions or changes of ownership under the Geysers geothermal leases, initiate those changes for the Geysers Royalty System to ensure we continue to pay royalties accurately.
2. Negotiate, secure, maintain and administer diverse land documents including but not limited to leases, easements, licenses, options to purchase, affidavits, surface use agreements, water rights, and other documents with accuracy and thoroughness.
3. Establish and maintain close relationships with landowners, including the California State Lands Commission staff and the staff of the BLM.
4. Establish and maintain close relationships with land brokers/agents, surveyors, and national title companies.
5. Determine ownership information and prepare ownership reports as requested.
6. Provide support to operations, engineering, and senior management as needed.
7. Work with engineering on ordering, interpreting and reviewing ALTA surveys.
8. Communicate with landowners and lessors inquiries to avoid and resolve conflicts.
9. Work closely with others to prepare and collect material supporting project financing.
10. Perform due diligence and analysis on land-related aspects of project development and acquisition or divestiture opportunities. Manage outside consultants on the same.

11. Communicate with federal, state, and local agencies regarding Calpine land related activities.
12. Be an active leader on teams with Company asset managers, plant managers, developers, originators, lawyers, and others in order to advance Company projects and initiatives. Assist, as needed, in project management activities.
13. Other tasks related to land matters as needed.
Requirements 1. Minimum ten years of experience in the energy industry.
2. Bachelor’s degree or equivalent.
3. Experience examining and interpreting title and surveys.
4. Attention to detail and the ability to multi-task in a fast-paced environment is essential.
5. Must be a team player and have strong speaking and written communication skills.
6. Some experience with lease database software preferred but not required.
