Job Description

PRIMARY PURPOSE:  

This position is responsible for understanding and managing all aspects of our Report system (Cognos). Apply the knowledge to facilitate meeting end-user requirements. 

The position requires the ability to perform workflow analysis, identify opportunities for enhancement (both system and non-system), and implement the enhancement. 

Prepare and analyze all reporting for Lease Services used by the Executive team. Perform ad-hoc analysis and communicate key findings as needed. Must be flexible and capable of adjusting to changing tasks as needs arise and the department and use of data evolves.

All functions of this position are developed around assisting the departments in obtaining the execution of documents in a timely manner to facilitate the tenant opening quicker.

PRINCIPAL RESPONSIBILITIES:  

The successful candidate’s responsibilities will include, but not be limited to:

Supervises and coordinates all Cognos related items for Leasing, Legal Leasing, Tenant Coordination, and Lease Services.

Takes ideas from business users as well as Senior Management and prepares analytical requirements to produce reports which allows the business to operate more effectively and efficiently.

Reviews detailed requirements and business objectives with IS to minimize potential errors in programming which in turn will allow for a quicker delivery to the business.

Coordinates with IS on issue review, testing and various other items for moving reports into production, establishing location as well as identifying the security that should be around the report.

Escalates all issues related to report testing to the appropriate level of management.

Develops and manages testing plans for all upgrades and enhancements.

Perform Cognos Report Modifications in Report Studio:

Deliver simple report enhancements to the business quicker which will allow IS to focus on the more complicated issues at hand.

Provide answers to questions from the business users about report programming.

Performs data quality/consistency review in various systems and databases, including but not limited to the following:

Identifies and reviews issues with data related to human error, programming or processes and coordinates resolution with Financial Operations or the appropriate parties.  

Ensures that the data is accurate and current as Leasing and Senior Management utilizes these reports to make sound business decisions

Responsible for performing ad-hoc analysis, report development, and presentation of key findings as directed by new business requirements and Senior Management

Responsible for ensuring effective communication to Leasing and Specialty Leasing regarding special projects and partnerships to communicate vacancies and advance Leasing efforts to increase occupancy

Works with management to streamline reporting processes, develop new reports based on business needs, and determine business value of existing reports based on current business needs

Takes ideas from Business users and Senior Management to prepare analytical requirements and produce reports allowing the business to operate more effectively and efficiently

Perform validations to ensure the data communicated on reporting is the most up to date so that sound business decisions are being made

MINIMUM QUALIFICATIONS:

Working knowledge of analytical techniques and processes to implement solutions.

Excellent written and oral communication abilities.

Excellent organizational and prioritization abilities.

Proficient in Excel and Word.

Project Management experience a plus

Retail or Real Estate industry experience required
