Job Description:Manages the supervisors and is responsible for the ABM operations at a specific site. Manage the work within the appropriate budget requirements and work closely with the customer as a liaison between the building owner, buildings management company and ABM operations. Work with any customer issues as well as employee relations issues.
Minimum 8 hours a day, 5 days / week. This position may require more hours based on additional responsibilities or emergencies.
Job Duties
* Tour various buildings in portfolio daily for inspection, tenant contact and follow-up.
* Direct and supervise scheduling of workload adjustment with the Supervisor, utility crew and custodians.
* Report to the Account Manager.
* Inventory consumable goods (towels, tissue, etc., perform written inspection of designated work stations nightly.
* Oversee custodial personnel in working methods and procedures.
* Follow-up on all completed work assignments and return completed assignment to the originator.
* Check on prescribed schedules and follow-through on schedules.
* Personnel - be aware of the fundamentals of good personnel management.
* Supervision - carry out disciplinary action as needed. Train subordinates as needed.
* Staffing - make sure proper staffing levels are maintained. Dispatch route personnel for replacement work or special assignment as necessary.
* Audit staffing and labor.
* Perform all other duties as assigned.
* Damp dust all ceiling air conditioning diffusers, wall grilles, register and other ventilating louvers.
* Dust the exterior surfaces of lighting fixtures, including glass and plastic enclosures.
* Keep slop sink rooms in a clean, neat and orderly condition.
* Wipe clean and polish all metal hardware fixtures and other bright work.
* Dust and/or wash all directory boards as required, remove fingerprints and smudges.
* Clean entrance door glass inside and outside.
* Sweep or dust mop floors.
* Sweep or damp mop outside entrance areas.
* Property Clean and buff tile floor services as needed.
* Follow all safety and personnel rules and regulations
Minimum Requirements:
* Education / Training - High school graduate or equivalent GED, preferred but not required. Training in the cleaning industry or building management field is preferred.
* Job Knowledge / Experience - Previous cleaning experience desired but not required. Previous supervisory experience desired but not required.
* License(s) - Valid State drivers license.
* Language / Communication Requirements - Must be able to read, write and speak English. Spanish literacy skills desired. Must possess good interpersonal skills.
* Writing Skills - Must be able to write basic business documents in English
