A key member of the FHA Finance Group that is responsible for independently underwriting Section 232 / Lean transactions. This person is very well organized and able to manage several competing priorities and work with multiple borrowers at the same time. The position demands a high level of customer service and excellent communication skills.

Primary Responsibilities:

Demonstrate an understanding of the loan underwriting process and its application to each potential loan as demonstrated by the ability to independently recognize risks and propose mitigants.
Demonstrate an understanding of healthcare finance, specifically relating to Medicare and Medicaid reimbursement, as well as general senior housing (i.e. skilled nursing homes and assisted living facilities) operations.
Facilitate the understanding of each deal and assist in resolving issues by routinely meeting with related departments to discuss the details of the deal and raise pertinent issues as necessary.
Routinely apply “Best Practices” to the underwriting process as evidenced by your ability to adapt new practices that help to increase/improve efficiencies.
Routinely communicate with borrowers (as dictated by the particular relationship), correspondents, and third party vendors to obtain information on a timely basis - clarify information and resolve outstanding issues.
Conduct timely file reviews to ensure that file data is accurate and complete.

Demonstrated proficiency in the underwriting process to include, but not limited to, the following:

Mortgage Credit: Understanding of organizational structures and identification of principals; evaluation of the experience, qualifications, financial capacity and creditworthiness of proposed principals; identify potential credit, financial and experience issues and propose resolutions; and ultimately make a credit decision.
Third Party Reports: Engage appropriate third party reports based on the transaction type, and complete a thorough review and analysis of the reports.
Underwriting: Perform site inspections, lease audits and comparable evaluations as appropriate; review and analysis of the management agent / operator; evaluate market conditions, competitive environments, and economic influences; analysis of real estate to include zoning, title, survey, insurance, operating history, occupancy, subsidy/payor sources, etc.; prepare a comprehensive underwriting narrative for review and approval by the loan committee.

When obstacles are identified that the Underwriter/Analyst feels uncomfortable resolving independently, deliver the facts, options, and a proposed solution to the next level.
Able to clearly and concisely present the key strengths and weaknesses/mitigants of a transaction to the loan committee and address concerns and issues raise by loan committee members.
Serve as an active participant in the training sessions throughout the course of the year.

Maintain and ensure that information pertaining to each deal is saved timely in Salesforce, Box, and W&D proprietary processing plaform accurately reflects the current status of the deals, current exhibits, important communication, and any outstanding issues and resolution.

Set timelines for analysts and monitor progress toward meeting those timelines.
Responsible for managing the underwriting process to ensure submission of application prior to expiration of time sensitive exhibits (e.g. third party reports).
Manage, oversee, and train assigned underwriting analyst in accordance with the Company’s career-pathing goals
Develop and pursue a training plan to advance career and/or knowledge base.
Communicate and problem-solve daily with teammates, clients, vendors, and other stakeholders, often in combination with travel

Education and Experience:

Bachelor degree or equivalent work experience.
5 years of work experience in commercial real estate is strongly encouraged.  A HUD MAP or Section 232 / Lean Underwriter Certification is preferred.
3 years of work experience in senior housing / healthcare finance.

Knowledge, Skills and Abilities:

Demonstrated experience in underwriting multifamily and healthcare properties.
The ability to identify and underwrite the key credit, sponsor related risks, and the ability to evaluate alternative risks carefully when structuring a transaction, and a demonstrated knowledge of property operations.
Demonstrated analytical skills with the ability to evaluate data quickly and draw sound conclusions.
Excellent oral and written communication skills, along with strong time management skills and a keen attention to details.
Demonstrated knowledge of Microsoft Word and Excel software and use of the Internet.
Ability to show ownership of your work, take on challenges and acknowledge growth opportunities, and demonstrate patience when learning new processes
