Job Description

JOB SUMMARY:

Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, equipment and grounds. Working under limited supervision, monitors building system operations and performance.

Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. Ability to work second shift if needed.

Duties and Responsibilities:

Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Possess knowledge of the central air conditioning plant, the central heating plant and boiler plant, air handling units, pumps, fans and related equipment.

Responsible for inspection and adjustment of HVAC components.

Monitoring and balancing of interior air flow and temperature.

Operation of computerized building control systems.

Location, diagnosing and correction of equipment malfunctions.

Monitoring and adjustment of chemicals used to treat various water systems

Investigations of complaints regarding equipment.

Maintenance of daily log sheets recording equipment operations and miscellaneous repairs and maintenance.

Annotates and updates work logs for specific site requirements.

Activates and deactivates building alarms and responds to alarm calls during and after regular work hours.

Maintains clean, safe, and orderly work sites.

Read, understand and comply with employers and client's policies and standards and asset management environment critical standards.

Complete required OSHA 10, Shop Talks, safety training and specialty training courses assigned by management.

Complete and close work orders in a professional timely manner.

No formal supervisory responsibilities in this position.

May provide informal assistance such as technical guidance and/or training to coworkers.

May coordinate work and assign tasks.

Performs other duties as assigned.
