Job Description
Is accountable within the Field Execution Team for expediting the movement of all real estate and construction projects and other development related activities, to help the Development Team achieve their production goals. Is an integral member of the FET Leadership Team. Key internal customers include Construction Manager/Area Construction Managers, Real Estate Manager/Area Real Estate Managers, Development Directors and home office staff and owner operators.
Principal Accountabilities
Management of coordinator staff including usually one real estate and one construction coordinator or Development Coordinators. Fostering strong communication within the Field Execution Team. Assuming the role of a working Manager to support and assist with the workload of the team.
In addition to the following McDonalds policies and procedures, principal accountabilities include, but are not limited to:
Relationships
* Develop team relationships with Construction and Real Estate Managers, Area Construction and Real Estate Managers, Finance team, Development admin, Accounting, and Legal to monitor and expedite the Development process.
* Fosters the development approach within, and across, territories.
* May educate and serve as a resource to the Development Team, other McDonald Departments and vendors in processes and procedures (i.e. PCA).
* Maintains relationships among the field staff, general contractors, vendors and franchisees. May source outside consultants, contractors, brokers and suppliers.
Development Plan Execution
Creates, manages, and executes for results towards achieving the development plan.
Communicates and implements corporate policies and procedures.
Manages and makes adjustments to maintain an even workload among coordinators and administrative assistants while still meeting team and organization goals.
* Ensures quality control standards for internal processes.
* Reviews and monitors development & project status reports and tracking tools to assist Field Execution Team in timely delivery of projects per plan goals.
* Ensure that the team is following audit requirements and closing projects within 150 days or fewer.
Staff Development
Oversees the Coordination Staff, including recruiting, training, developing, coaching, and retaining.
Liaise with the Construction Manager, Real Estate Manager, and Development Director to foster the Development Team approach within the Field Execution Team.
Site Development Planning
Optimizes the site development processes by leading Critical Path, Strategy and Planning Meetings with the FET Development Coordinators.
Aligns coordination team goals with the Department, Group, Zone and Corporate strategies.
Ensures that the Development team adopts a unified process that is effective to meet plan goals.
Monitor and communicate with Development Team regarding project budgets, purchase orders, change orders and due diligence costs.
Assures that day to day tasks and processes are followed to keep construction and real estate projects moving forward.
Assists Coordinators with their responsibilities.
