The Real Estate Risk Sr Officer I is a strategic professional who closely follows latest trends in own field and adapts them for application within own job and the business. Typically a small number of people within the business that provide the same level of expertise. Excellent communication skills required in order to negotiate internally, often at a senior level. Developed communication and diplomacy skills are required in order to guide, influence and convince others, in particular colleagues in other areas and occasional external customers. Accountable for significant direct business results or authoritative advice regarding the operations of the business. Necessitates a degree of responsibility over technical strategy. Primarily affects a sub-function. Responsible for handling staff management issues, including resource management and allocation of work within the team/project. Overseeing risks taken in connection with real estate activities which includes extensions of credit that are secured by liens on or interests in real estate, direct and indirect private equity and public market real estate investments, capital markets, construction lending, servicing, any consumer or commercial loan undertaken when real estate security or real estate activity, or an asset sale, or a refinancing is contemplated as a first or second way out.
Responsibilities:
* This position requires a keen interest in both real estate and capital markets as well as affordable housing and community development.
* Receive, post and coordinate all appraisal requests, primarily from the business. Requests can sometimes include portfolios of several hundred properties.
* Maintain database integrity, manage appraisal process and work flow, support work with team with day to day operations, manage internal and external relationships, which includes business professionals.
* Dimension possible portfolio assignment risks.
* Communicate assignment requirements and bidding out appraisal or environmental assessment assignments to vendors. Determining reasonableness of fee quotes., which can range from $10,000 to $1,000,000.
* Perform critical reviews of externally prepared commercial appraisals or environmental assessments.
* Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency.
Qualifications:
* 10+ years previous risk experience required
* MAI designation from the Appraisal Institute
* Excellent communication (Verbal and Written) and diplomacy skills. Real estate knowledge or experience. Proficiency in MS Word and Excel and Argus, as well as database management experience. The ability to manage time sensitive projects, be a self-starter and a team player. Exceptional organizational and interpersonal skills as well as the ability to work well under pressure. Comprehensive understanding of applicable industry regulations and standards (i.e., USPAP, FIRREA, ASTM).

* Bachelors/University degree, Masters degree preferred
