Overall Purpose:
Directs Real Estate matters and teams with regional and or international functional responsibility for Tactical and Asset Planning, Project Management or Property Management.
Key Roles and Responsibilities
Manages and is responsible for the capital and or expense budget associated with Real Estate functions and projects including: portfolio design, acquisition, facility and maintenance operation, building design and construction, employee moves, furniture deployment, energy optimization, remodel, disposition and utilization to optimize employee work productivity, guarantee infrastructure reliability and cost control. Prepares economic analysis and demographic trends for strategic and tactical plans to meet Business Unit needs. Includes: administration of multiple projects and directs managers for the development of new facilities, building additions, system replacement and engineering, alterations, facility operation, interior office rearrangements, and management of consultants, FTEs and contractor activities. May act as the key interface with principles and leaders of contractor and alliance partner firms. Directs electrical, mechanical and HVAC design, installation, maintenance, and repairs to company facilities to ensure safe, reliable, building systems for employees and the network. Works on complex problems where analysis of situations or data requires an in-depth evaluation of various factors. Manages, through subordinate supervisors or field managers, to achieve goals in accordance with established policies. May manage the activities and budget necessary for Real Estate Brokerage alliance firms and commercial agents to obtain property and leases; including the administration properties, negotiating lease renewals, purchases and sales of owned assets and the accounting, escrow and payment of funds; or supervises employees doing the same. Coordinates with third party financing firms for credit leases and alternative forms of financing and build to suit real estate. Represents the company in public hearings regarding zoning issues. May provide staff support functionality. Recommend changes to policies which affect organization and standards. Frequently interacts with Sr Mgmt, subordinate supervisors, customers, functional peer group managers, general contractors/vendors, and the Finance team. Requires the ability to change the thinking of, or gain acceptance of others. Interactions normally involve matters between functional areas, other company business units, or customers. Leads and/or directs real estate management functions that support continued operation of building systems and field operations. May manage the administration of leased and owned properties. Additional responsibilities may include complex construction projects, purchase, sale and lease negotiations and compliance with cost and schedule parameters. Ensures corp and regulatory bldg, and EHS policies are followed. Ensures all projects are in compliance with all company standards, and federal, state and local codes including the ADA and environmental regulations. Responsible for required training and compliance with company policies.
Education: Preferred Bachelors degree in Architecture, Building Science, or Engineering (Construction, Civil, Mechanical or Electrical) and or 5 years or more experience in field.
Experience:

Environmental Requirements: This position may be responsible for contributing to AT&T's compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.
