Job Summary

The Title Examiner provides comprehensive title insurance coverage and
professional services for purchases, construction, refinances, or equity loans. The
companys thorough searches, title clearance, and insurance help to produce
clear property titles and enable the efficient transfer of real estate.

Essential Duties:

Examines commercial property in the State of Colorado
Possesses clear understanding of running metes and bounds legal descriptions;
Ability to examine a minimum of 2 commercial exams per day
Abstracts county records for commercial properties in multiple
counties
Examines chain of Title for Commercial properties; Examination of title to real
property, ranging in complexity, to determine status and to establish chain of title
Performs title examination of easy and/or moderate title orders requiring a
moderate level of expertise
Reviews title search reports and their documentation in a timely and thorough
manner
Verifies that the information in the title search and accompanying
documentation is accurate and complete so they can provide accurate title
information to client data base
Resolves any issues such as missing information, incomplete, inaccurate or
contradictory information contained in the title documentation
Abstracts and analyzes deeds, deeds of trust/mortgages, easements,
judgments, tax assessments, mineral reservations, and other applicable
instruments
Verifies ownership and encumbrances of real property
Prepares professional reports as required
Reviews reports for accuracy

Job Qualifications:

Must have high school diploma or equivalent
5+ years examining experience, prior commercial title examining experience
preferred
Good organization and customer service skills, must be able to shift priorities
easily
SKLD experience required
Working knowledge of basic real estate title concepts; and knowledge of legal
documents and how they affect title to real property
Familiarity with title insurance commitment and policy format and all procedures
required to prepare sameincluding abstracting, title examinations, survey
analysis, etc.
Familiarity with plotting metes and bounds legal descriptions
Ability to perform basic mathematical calculations and tasks requiring detail,
concentration, and accuracy
Technical Skills: Knowledge of Data Trace, Data Tree or other Title Plant
Database system; knowledge of FAST a plus

Possesses a clear understanding of running metes and bounds legal descriptions

Ability to examine a minimum of 2 commercial exams per day

% of Travel
Required <10%

The estimated salary range for this position is $23-28/hr.

This position may be eligible for incentive pay.
