Job Description
This position is responsible for support and development of construction lease exhibits. Leads development of construction work letters, creating consistency in the landlord shell delivery, construction, and site coordination expectations.
Responsibilities
* Develops and maintains standard lease documents pertaining to construction, assisting in document modification as required to address unique projects.
* Monitors key terms and dates as required for contract compliance and lease obligations, ensuring delivery expectations are maintained and deadlines are not missed.
* Versed in permit, licensing, utility and jurisdictional requirements for new store builds, supporting Real Estate, COG teams, and developers in development of reasonable and accurate milestone planning.
* Develops and supports LL tender and delivery standards, providing support and accountability to ensure company interests are protected.
* Develops and maintains standards for Landlord Reimbursement processes, including documentation package and timeline criteria.
* Partners directly with developer partners in lease negotiations, site planning, and CD coordination for critical infrastructure.u00A0
* Builds critical partnerships and alignment with teams that share interdependency with Store Development internally, including: Legal, Real Estate, Lease Administration, Finance, Accounting
* Manages relationships with developers, design and engineering consultants, general contractors, and service providers, actively negotiating as required.
* Facilitates program improvement based on lessons learned, developing relevant systems and tools, and playing an active role in educating and coaching TMs in Store Development, as well as external stakeholders.
Professional Knowledge:
* Expert understanding of commercial leases, construction work letters, master service agreements, and task orders. u00A0
* Expert understanding of retail construction work practices, construction drawings, mechanical systems, electrical systems, vertical transportations systems, and permit application processes.
* Ability to quickly identify program challenges, take action, apply accountability, and lead program turnaround in areas of opportunity
* Expert ability to plan, organize, and monitor projects.
* Applies professional judgment, creativity, and knowledge of business partner priorities to anticipate needs and recommend realistic solutions.
* Advanced ability to work with design consultants to facilitate design development and construction drawings.
* Expert understanding of WFMu2019s project management methodologies and requirements.
Consultation
* Provides ongoing, strategic, advocacy, and knowledge support to the enterprise including assessment, methodology evolution, development of standards, and participation in project/program review processes.
* Plays a consultative role to help put in place the appropriate people, processes, and tools to enable effective management and success of the Program.
* Consults with and advises senior-level stakeholders and leaders on issues of significant complexity and risk.

* Demonstrates resourcefulness, ceaseless energy and persistence to achieve goals despite obstacles and difficulties.
* Diplomatically but assertively leads negotiation of competing priorities with stakeholders on behalf of the team, escalating where necessary.

* Establishes regular strategy meetings with key partners to review pipeline and active initiatives to examine and address program opportunities.

* Provides process and policy advice to Team Members and clients / customers.
* Provides guidance to less experienced Team Members.

* Supports leadership efforts to enhance the programu2019s reach, identify areas for improvement, and develop the next generation of compliance initiatives.
* Leverages customer, market, and industry understanding to drive project-related decisions and recommendations.
* Ensures contract and lease documents pertaining to construction and site coordination are comparable with best practices within the industry.
* Demonstrates exceptional knowledge of the WFM product mix, supply base, and retail operations.
Education & Experience:
BA/BS degree and 8-10 yearsu2019 relevant experience OR equivalent education and relevant experience.
Physical requirements & Working Conditions
* Ability to physically perform general office requirements, as well as activities on an active construction site.
* Must be able to perform essential responsibilities with or without reasonable accommodations.
* Travel including overnight trips may be required.
