JOB SUMMARY
The purpose of this position is to manage multiple internal and external functions of material handling operations and maintenance for facilities and ensures safe working environments. Serves as the MHE Leader in the Fulfillment Center and partners directly with the site General Manager and Senior Operations staff to deliver world-class maintenance. Is deeply involved in the execution of the preventive maintenance process, monitoring compliance to the KPIs on a daily basis, and guide the CBRE MHE Team to provide immediate solutions to any equipment downtime that may occur.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Monitors and maintains a safety first culture in which CBRE employees return home in the same condition they reported to work in. Must lead by example and maintain ownership in delivering safety training on daily basis with the on-site team.
Provides subject matter expertise to managers and technicians involved in the equipment maintenance of miles of high speed conveyance and robotic product movement systems.
Provides coaching and mentoring to hourly and salary employees on the proper execution of CBREs preventive maintenance strategies, including completing PM and Pdm tasks on a daily basis while documenting all corrective work required to maintain an extremely complex conveyance system.
Reviews all maintenance related KPI metrics on a daily basis. Directs the local team to meet these targets as well as support the Operations Team in any maintenance issues that occur.
Responsible for the execution of the maintenance related budget for the Fulfillment Center. This includes meeting overtime requirements, part stores monthly cost targets, and all expenses related to site projects

 SUPERVISORY RESPONSIBILITIES 
Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
 QUALIFICATIONS

 EDUCATION and EXPERIENCE 
Bachelor's (BA/BS) degree in a technical discipline (Industrial, Electrical, Mechanical, Civil) required. 
Minimum of 5+ years experience managing and coaching employee performance in a manufacturing environment, required. Must include experience in supervising hourly and salary employees.
+2 years working directly with the maintenance and upkeep of manufacturing equipment in a manufacturing environment required.
Background in packaging automation, distribution processes, mechanical systems involving power transmission through gearboxes and belts, and an understanding of control systems is a plus.

 Knowledge of materials, methods, and tools used to perform maintenance and repair of manufacturing equipment.
 Understanding of predictive maintenance technologies such as (thermography, vibration analysis, and air borne ultra-sound).
 Proven knowledge of utilizing maintenance systems to achieve world class equipment maintenance.
 Must demonstrate leadership and good judgment in making decisions.
 Must have a working knowledge of repairs and preventive/predictive maintenance on electrical and mechanical equipment. 
 Must have the flexibility to work all shifts including holidays and weekends as demanded by the job. 
 Maintain positive customer and employee relations.

a. Provide sufficient distraction free time for employees to complete all required HSE training & support the HSE training program implicitly
b. Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected stakeholders
c. Support stop work authority when it is exercised in good faith 
d. Communicate any / all potential workplace hazards and workplace procedures
