We're hiring an Accounting Coordinator to join our corporate accounting team. In this role you will be responsible for submitting payments and abstracting required data fields from the lease agreements for all new building and equipment leases while working closely with both internal and external stakeholders.
Your primary responsibilities include:
Submit payments within the CoStar application for leases which may include:
Determining the appropriate expense classification and breaking out each required payment (i.e. CAM, lease charges, electrical, etc). Correct expense classifications to help Lease Accountant appropriately record the asset and liability on the balance sheet in accordance with ASC 842.
Entering the correct pro-ration and expense start dates.
Performing reconciliations between vendor invoices and CoStar when necessary.
Extract data and information from lease agreements and enter it into CoStar (Equipment and expense side of Real Estate):
Finding data within the lease agreement to complete the abstraction.
Entering lease data within CoStar for up to 100 data fields which will drive business decisions.
Review emails and respond to lease payment inquires:
Investigate if payments are made and reconciled between the vendor and Land O'Lakes using our ERP (JD Edwards and CoStar (leasing system)
Exercise options to extend terms within CoStar System:
Work with the business, vendor and FP&A to make sure the appropriate option is exercised for asset and liability recording.
Assign tax rates to leases:
Identify tax jurisdiction based on county and assign this jurisdiction to the lease within CoStar
Education/Experience/Competencies:
High school diploma required along with a minimum of 1-3 years recent and relevant finance and/or accounting work or a recent relevant (accounting/finance) bachelors degree
Must be proficient in Excel (Vlook ups/Pivot tables) and comfortable working in different database systems.
Need to be detailed oriented and accurate while processing a high volume of lease transactions
Need to be proficient at reading complex lease agreements and extracting the appropriate data for accurate processing.
Need to demonstrate strong interpersonal communication skills - both verbally and written and be able to communicate effectively with vendors/customers both internally and externally.
Need to be able to work independently and problem solve appropriately.
Preferred Experience and Education:
Experience with JD Edwards Catalyst and CoStar strongly desired.
Prior work with Lease Agreements strongly desired
