Who are we looking for
We seek a Director of Portfolio Management and Lease Administration to direct the day-to-day management, optimization, and lease administration of North America's portfolio of more than 400 stores. You will report to the Senior Director of Real Estate and Store Construction and be a key partner in driving the marketplace strategy. We are looking for an individual with deep experience in advising real estate leasing and portfolio management strategies and retail lease portfolio growth and evolution! This role carries out strategic and operational functions for Nike's investment in retail leases.
What will you work on
This individual works with business leaders across real estate, construction, finance, legal, control, operations and other retail units to craft and drive the future of the North America retail portfolio!
Responsibilities include:
* Providing leadership, expertise, and insightful recommendations on marketplace positioning and portfolio optimization through a period of rapid retail expansion
* Providing strategic recommendations on lease administration and real estate operations to function managers
* Accountability for performance and tactical management of all retail contracts including all critical dates and all dollar lease obligations for over 400 retail assets
* Active management and optimization of fleet analysis and planning processes for portfolio of existing leases
* Oversight, direction, and accountability of all lease administration activities including but not limited to: rent pay, audits, lease interpretation, accounting, lease (re)negotiation and renewals, and budget planning
* Development of departmental plans and leadership priorities as well as development of individual contributors toward maximized performance
Who will you work with
Within Nike, this individual will work with legal, accounting, finance, store operations, facilities, global real estate, business, brand affiliates, loss prevention and more while also partnering externally with lease administration partners, landlords, property managers and auditors
What you bring
Required Qualifications
* Bachelors degree in Business, Finance, Accounting, or other analytically oriented business field from an accredited university
* 8-10 years experience in administering leases and/or management of a larger (400+) portfolio of retail real estate assets
* Five (5) years proven experience in lease negotiation, workouts, co-tenancy and the ability to manage renegotiation strategy toward optimized portfolio outcome
* At least four (4) years experience directing other managers in a corporate setting and designing new operational processes for real estate management
Preferred Qualifications
* MBA, JD, or Masters in Real Estate, Finance, Accounting or another analytical financial field
* Lease Administration management experience for a Fortune 500 Retailer
