Job Description
The ABM Facilities Director is responsible for the overall function and strategic direction of the facilities program for an account at a Warehouse/office setting. The Facilities Director is the key client relationship manager with specific responsibilities managing mechanical trades and various services such as grounds, facilities, custodial, landscaping, and other services contracted by the assigned account. The Facilities Director will be in a leadership position with the client and is expected to always uphold the company values.
Essential Duties:
* Has complete responsibility and oversight of day-to-day operations and budget accountability of facilities, ensuring all services are effectively delivered and facility needs are met including janitorial, general maintenance, engineering and soft services
* Creatively solve problems to ensure appropriate accountability is maintained with respective workstreams and are operating in an efficient and effective manner
* Responsible for the development of annual business plans, budgets and forecasts, operations plan, stating priorities, timelines and responsibilities
* Ensure performance management, coaching, and development of team members through established HR processes and disciplinary actions
* Collaborate with counterparts in other workstreams in order to learn and utilize best operational practices and offer innovation to the market
* Collaborate in the development of strategic planning with the leadership team and develop short- and long-range operating objectives, policies and programs
* Responsible for the cost-effective management of service contracts. Responsible for all aspects of service delivery pursuant to these contracts, responsible for periodic and ongoing performance and financial review, and assuring payments and invoicing match contract pricing
* Leads the facility management team in the supervision of all maintenance programs relating to the interior and exterior conditions and appearance and operations of the facilities
* Ensures the facility management staff consistently provides positive and prompt response to requests from the client and building occupants. Ensures facility management staff implements ongoing contract review programs to constantly assess client and occupant needs and to assure problems are being solved promptly and to the mutual benefit of the client and property
* Prepares and delivers consolidated reporting and reviews all budgets, financial reports (monthly and quarterly), contracts expenditures and purchase orders related to the facility(s) or complex. Responsible for the development, preparation, and explanation of the annual facility budget, quarterly forecasts, and business plans
* Directly involved in the development of capital budgets for the property. This includes contributions toward a five-year plan of maintenance, facility improvement and cost reduction initiatives
* Responsible for coordinating the collection, analysis and reporting by the facility management team of statistical data and analysis to provide accurate and current assessment of facility management objectives, cost savings and improvements
* Responsible for directing the hiring, training and motivational activities of the facility staff
* Partner with Procurement to ensure that all facility vendors comply with insurance requirements and coordinate all claims as required
* Manage the development of strategic and operational initiatives that drive value to the client and the IFM operational team, including the identification of process improvement opportunities, staffing/gearing ratios, and service-level gap analyses
Minimum Requirements
* Financial performance of assigned location (P & L experience required)
* Integrated Facilities Management Experience preferred
* Five (5) years minimum in progressive facilities management roles
* Five (5) years minimum management/supervisory experience
* Bachelors Degree preferred
* Demonstrated superior verbal and written communications skills
* Strong knowledge of basic PC-based business software, including Microsoft Word, Excel, & Outlook
* Current valid Driver's License
* Ability to Speak Spanish a plus
