The Lien Release Department is responsible for providing superior service to our customers, investors and agencies through the completion of all tasks related to the release of the collateral/security interest after the payoff of the mortgage loan.
This Loan Servicing Specialist 2 position will be responsible for performing a variety of loan servicing tasks. This position requires a high level of accuracy and the ability to work with loan documentation, state/county specific standards, and compliance deadlines.
Responsibilities include:
* Receiving, opening and sorting incoming mail keeping count within appropriate tracking database.
* Completed/recorded release from the county; tracking receipt within system(s) of record.
* Tracking county rejects.
* Routing requests for information/older releases/release status.
* Forwarding recorded release documents to the appropriate party based on state or investor requirements (customer, title agent, off site storage).
* Forwarding original loan documents to the appropriate party which applicable based on state or investor requirements.
* Requesting document custodial files from the appropriate custodian based on investor and loan level indicators.
* Logging receipt of files which triggers the release process for remainder of the team.
* Ensure compliance with Wells Fargo, investor, legal, regulatory or business policies.
* Review and prioritize daily work to meet deadlines and goals.
Required Qualifications
* 6+ months of administrative experience, customers/people interaction experience, or a combination of both demonstrated through work or military experience
Desired Qualifications
* Basic Microsoft Office skills
* Ability to navigate multiple computer systems, applications, and utilize search tools to find information
* Strong analytical skills with high attention to detail and accuracy
* Excellent verbal, written, and interpersonal communication skills
* Ability to interact with all levels of an organization
Other Desired Qualifications
* Previous Lien Release experience
* Knowledge of loan documents including security instruments (mortgage/deed of trust) and assignments
* 1+ year operations experience within mortgage, banking and/or finance
* Effective critical thinking and problem solving skills with a focus on quality and attention to detail
* Effective at building good working relationships; team player
* Technical skills: MSP, Shaw, PAC2000, GEM, ICMP
