The U.S. Debt, Core Plus Investments team originates and manages high yield and non-core debt investments for PGIM Real Estate. The successful candidate would play an important and integral role on the team.

Job Description:

The high yield and non-core U.S. debt investment team is seeking a Vice President reporting to the Director of Investments for the strategy. This individual will be responsible for managing, sourcing and executing commercial real estate high yield and non-core debt investments up through closing.

Duties & Responsibilities:

* Handle and perform preliminary screening and execution of all core plus commercial real estate debt investment opportunities across all property types and geographies.
* Manage and screen a high volume of non-core debt investments presented by regional loan origination teams, of any property type, structure, or non-core debt strategy in conjunction with portfolio appetites including single-asset financings, development or portfolio financings.
* Present qualifying investment opportunities to portfolio management teams; present investment opportunities to the investment committee, as required.
* Develop and cultivate strong relationships with the regional loan origination teams, borrowers and sponsors of institutional-grade real estate, and commercial real estate mortgage brokers.
* Handle upfront negotiations, structuring and pricing of all structured finance investment types, including: senior whole loan debt, leveraged senior debt, mezzanine debt, and preferred equity investments.
* Handle all areas of property and borrower due diligence, underwriting, deal modeling, deal structuring, pricing, negotiation of deal terms and the transition to asset management.
* Leveraging the firms network of industry contacts, seek new transactions and work with a variety of internal and external sources to identify new investment opportunities.

Qualifications:

* Bachelors degree required, Finance or Real Estate strongly preferred.
* Minimum of 8 years of commercial real estate investment experience including sourcing and structuring real estate debt transactions.
* Demonstrated track record of investing successfully while displaying sound investment judgment.
* Possess strong commercial real estate structured finance investment acumen.
* Possess market relationships across the US including with a broad array of mortgage brokers and owners.
* Experience in originating individual and portfolio transactions.
* Understanding of risk management, portfolio diversification, and asset management.
* Strong quantitative skills and demonstrated analytical ability including underwriting and financial analysis.
* Interact professionally with internal and external parties, including debt originations team, equity transactions team, risk, legal, developers, investment firms, borrowers, and third-party service providers.
