Position Summary

The Plumber will perform skilled level plumbing work in the installation, alteration, maintenance, and repair of plumbing systems, equipment, and fixtures in accordance with standard practices of the plumbing trade. Assignments may be received by an on-line work order system, sketches or blueprints. Work will be performed independently or under the general supervision of Facility Maintenance Supervisor and inspected to confirm appropriate level of quality and compliance with local, state and national plumbing codes

Primary Responsibilities

* Maintains, repairs and installs plumbing systems and related fixtures and components
* Inspects, repairs, and/or replaces pumps, valves and pressurized vessels
* Services and maintains air compressors
* Inspects and tests fire sprinkler system and pumps; documents per NFPA requirements.
* Monitors and adjusts building automation systems.
* Monitors work done by outside contractors for adherence to Plumbing Code Requirements and reports back to supervisor
* Researches, purchases and inventories equipment parts, chemicals and supplies
* Responds to routine and emergency calls for repairs and service

Additional Responsibilities

* Assists and serves as back up to other Facilities employees
* Trains and directs the work of other classified staff in the area
* Assists in the writing of specifications for repairs and new construction
* Maintains appropriate service and repair records; documents information in an on-line computerized maintenance management system (CMMS)
* Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes
* Completes permitting process as needed, per local authority having jurisdiction (AHJ).

Minimum Requirements

Education, Required Skills & Competencies

* Hold a valid Journeymans or Masters Plumbing License with authority to work in the State of New Hampshire
* Use graphic instructions such as schematic drawings, layouts, or other visual aids.
* Estimate labor or material costs/amounts from blueprints or work plans
* Exercise independent thought and action within the scope of specific assignments
* Must possess a valid drivers license and have an acceptable driving record. Position may require driving company or client-owned automobiles and/or powered industrial trucks Classes I-V
* Knowledge of the equipment, tools, and materials used in building maintenance
* Estimate labor or material costs/amounts from blueprints or work plans
* Measure distances with a tape measure or other measuring device
* Work in small, cramped areas such as crawl spaces, equipment enclosures, closets, etc.
* Climb ladders or steps to reach work areas; work at heights greater than ten feet
* Move heavy objects (50 pounds or more) long distances (more than 20 feet)
